Is your community year-round?

Yes! Edgewood Village is a year-round community, though some residents choose to utilize their homes in a seasonal fashion.

How Large is Edgewood Village?

We are a relatively small community consisting of 82 manufactured home sites situated on just shy of 11 acres. The smaller size allows us to provide services on a more personal level with our residents, whom we know on a first name basis.  

How can I become a resident?

We utilize a tenancy screening process for everyone considering residency here in the community. This includes a credit check and income verification. For additional info please give us a call.

 

Do you rent homes?

No, we do not rent homes or allow residents to sub-lease/sub-rent their homes.  All homes in the community are privately owned and have a land lease agreement with Edgewood Village.

Are pets allowed in Edgewood Village?

Indoor cats are permitted as well as 1 well-behaved dog per household weighing no more than 40lbs. They must be current on their vaccinations and licenses and all dropping must be picked up immediately. We do not allow dog runs, dog houses, or fencing. Your dog must be leashed at all times when outside.

How much is the monthly land lease expense?

Land lease rates begin at $610.

Is financing available?

We do not offer in house financing, however we can refer you to a few companies that specialize in manufactured home financing. 

How do I get an application for residency?

Please give us a call. We can discuss some basic information on the phone and send out an application via Email. 

What are my responsibilities as a home owner?

Each homeowner in the community is responsible for maintaining their own homes and leased space. This includes regular lawn cutting/cleaning and maintenance, cleaning of their home's exterior as needed, snow removal from your sidewalks and driveway and also doing whatever is necessary to maintain the peacefulness of the community. This includes obeying speed limits and ensuring that guests/visitors do not disrupt the neighborhood. 

Do I pay property tax as well as the land lease expense?

No, all taxes (property tax) and fees (pad fee) are included in land lease expense.  

Who can work in my home or at my site?

We welcome any licensed and insured contractor to handle home repairs and maintenance. We just need their paperwork on file and a workplan. Please note: Residents are responsible for their own township permits if needed.
